OPA General Manager Briefs

(Oct. 27, 2016) Updates on numerous projects were reviewed by Ocean Pines Association interim General Manager Brett Hill at the board of directors meeting last Saturday.
Yacht Club
Furniture on the first floor of the Ocean Pines Yacht Club has been rearranged, Hill said, allowing for the addition of seating space at the bar. Also more televisions have been installed at the second floor bar and first floor lounge area.
Hill also highlighted a new partnership aimed at upgrading entertainment options at the yacht club.
“We signed a contract with Buzztime trivia and those devices are going to be installed hopefully next week,” he said. “We’ll be hosting trivia during all operating hours on the Buzztime national network.”
He said the new system also provides gaming options to help entertain youngsters and older children.
“The DJ that normally moderates the trivia night will still be there but it will be moved on to the Buzztime live system,” he said.
He also noted with the revamped seating arrangement happy hour specials will be available throughout the facility and not exclusively at the bar area. For example, a new offering for Monday Night Football, which includes a pitcher of beer and 10 wings for $5, has been quite popular, Hill said.
Positions added
Hill said the board has taken steps to address more than 200 open work orders sitting with public works by authorizing additional positions.
“Those jobs have been posted and we’re looking to fill them as quickly as possible,” he said.
After the board reviewed the capabilities of the current public works staff in multiple closed sessions, Hill said the decision was reached to hire four additional people for public works and one employee for the facilities department.
Projects updates
The wooden roof covering the White Horse Park bathrooms is about to be upgraded with a new metal roof, which Hill said would be fabricated next week.
“We are still on task for that building to be completed by Dec. 1,” he said. “It will be a nice change from the 40-year-old bathrooms we’ve been using outside in the middle of the parking lot.”
Work to replace the sports field at Huntington Park is on target Hill said.
“While we’re late in the season for new grass to be growing for any sports for this year, we will have a nice field in place for the spring,” he said.
Despite recent weather delays, Hill said a pickleball conversion project is still on track to wind up by the end of the month.
“The fence company is due in at the beginning of the week,” he said. “Hopefully, we’ll still have a little warm weather and we can play pickleball before it gets too cold this year.”
Although there has been a two-week delay in starting repairs for the bridge at the golf course, Hill said work is still on target.
“They are about two weeks behind, but the actual work cycle, now that we’re in the cycle, is on track,” he said.
Beach Club bathrooms
Since assuming his position as interim general manager, Hill said extensive time has been invested analyzing potential upgrades to the Beach Club bathrooms. He also reported this week an initial draft of the proposed scope of work was received and is being reviewed.
“We reviewed that scope with both the federal, state and Ocean City guidelines for permits and we found there were some areas that needed more attention in the initial draft,” he said. “We had some compliance issues that we felt we were a fine line whether or not we had to accept the ADA (American With Disabilities Act) compliance or we could stay in place, since we’re really just doing more of a facelift remodel.”
After looking closer at the options Hill recommended to “Err on the side of caution,” by bringing the bathrooms into current ADA compliance.
The updated scope of work proposal should be completed this week with a request for proposal released in November, Hill said. The project is slated to begin in January and take about three months to complete, he added.
Golf clubhouse
Cleanup issues continue to be addressed outside the golf clubhouse, Hill said.
“We’re beginning further repairs to bring the clubhouse back together,” he said. “The most noticeable repair going on right now, if you’re in the building, is the third floor loft is being renovated.”
Hill also noted clubhouse roof repairs are about to begin.
